Many people don’t even think of “luxury” when they consider a Family Room.  As a place where they gather on an informal basis, it often becomes just a place where folks hang out.  It’s often messy, and there’s little thought given to furniture, furniture placement or accessories other than how they relate to watching TV. But you can get that luxury look in a family room.

Family Rooms can be a critical selling feature when your house goes on the market, and increasingly, buyers are seeking a luxury look in all key spaces.  Particularly when located on the main floor, it is well worthwhile to create that luxury look that will appeal to buyers and help “seal the deal”.  With today’s trend toward open concept living, we often see kitchens in particular opening up to adjacent family rooms. It is incredibly distracting for a buyer to move from a clean kitchen area into one that is disorganized and visually unappealing.

Consider this family room, situated on the main floor of a luxury property.  The sellers had started packing so packing boxes were stored in the Family Room.  The sectional was placed in a way that blocked easy entry from the adjacent space, the chairs didn’t coordinate with the sectional, there was no coffee table, end tables, ambient light or art.

Luxury Restyling With Our 5 Best Tips

A Family Room can be informal but still luxurious.  To create the luxury look in this space, we restyled it using these 5 indispensable tips:

  1. Ensure physical flow from one space to another. The need to navigate around furniture discourages buyers from easy movement, and how a space is presented is often perceived to be how it SHOULD be presented.
  2. For a luxury look in a Family Room, consider neutrals with a pop of bold colour. Luxury Living Rooms should be softer and neutral but a Family Room can have bolder colour to differentiate it.  It is also more user-friendly when there are children to consider.
  3. Place furniture in such a way as to support the focal point, typically a fireplace or big screen TV etc. This adds symmetry and balance which is appealing to the eye.
  4. Choose stain resistant furniture… fabric sofa and beautiful leather or contrasting fabric chairs are popular and have a strong luxury look to them. Select large scale art that coordinates with the accent colour in the space. This provides a cohesive look that is usually seen in luxury spaces.  Similarly, large scale accessories provide visual impact.
  5. Don’t forget lighting! Pot lights in the ceiling are definitely a component of the contemporary luxury look, and lamps provide beautiful ambient and task lighting that is so attractive particularly on a cozy winter evening.

With the TV / Fireplace combination as the focal point, we removed the part of the sectional that was blocking traffic, introduced navy as the contrast colour and installed accessories and art that brought the space to life.  This luxury property was styled before Christmas, sold in January and its discerning new owners will soon move in and call it “home”.
