We know that Harry and Meghan are about to move into their principal grand luxury property soon, and are preparing it to suit them and their lifestyle.  Rather than selecting the “gilded look” that one might see in some of their other royal residences, there will unlikely be any purple or gold!  Harry and Meghan themselves lean towards simple, clean, classy and neutral, which work perfectly in today’s luxury properties.  Giving properties a luxury look can increase the selling price if you decide to put your house on the market.

How To Get The Luxury Property Look

So how can luxury property sellers, or folks with more modest properties aspire to get that look?  Here are 5 great tips to achieve the look of luxury:

  1. Go neutral! Nothing says classy elegance or luxury look more than a soft neutral palette.  Pale warm grey walls, crisp white or off-white trim, cream furniture all work to create a foundation for the luxury look.
  2. Focus on the proper scale. Typically, luxury properties are large, with open spaces that often flow from one to the next.  Accessories need to be properly scaled so they don’t get lost or look lonely in the space. Less is enough so go big ~ no accessories smaller than a cantaloupe!  Use large art on walls, mirrors to draw light into the area, and statement pieces strategically
  3. Install accessory colours that are on-trend, but use the soft variation of the colours. When in doubt, blue, cream and grey are ALWAYS appropriate.
  4. Use proper flow. When spaces are multi-functional, such as a shared living room and dining area, make sure the colour theme flows from one room to the next.  Contrast is distracting and visual flow allows buyers to move easily through the space.
  5. Add some bling. Soft furnishings should be fabric rather than leather or suede in formal spaces, so go ahead and add some metallic shine to tables!  Chrome coffee and end tables with glass or mirrored tops really say “luxury property”, and elegant lamps and table accessories look lovely reflected in the surfaces.  Set on a soft neutral area rug, the impact is “WOW”!

We styled this magnificent luxury home in Oakville before Christmas and it sold in January.  While the spaces were large, they were sparsely furnished with items that did not particularly suit the beauty of the house or the size of the rooms.  The sellers had painted the walls a lovely grey and reassigned their current furniture to other areas of the house.  You’ll notice the muted tones, soft background and furnishings and striking accessories that add the perfect complement to the setting.  This is the luxury look both buyers and sellers look for.
